Endless Townhome Options at Gray’s

As a master planned community, Gray’s Station offers the most variety of townhomes in one location in downtown Des Moines. Whether you’re right-sizing or looking to upgrade into a larger footprint, there are so many home options for sale within the neighborhood.  

Modest + Modern 

The smaller square foot floorplans have proved to be some of Gray’s most popular to date. The Bexley, Emden and Paisley floorplans all feature approximately 1,500 square feet of space. The Bexley’s feature a stacked 2-car garage and two floors – kitchen, living on the first with bedrooms and a walk out to a partial rooftop patio on the second.  

The Emden plans, one of our residents’ favorites, are one of the most built plans in the neighborhood. The bold orange, white and gray exteriors are hard to miss along the Gray’s bike trail. With two finished floors and a walk out to an expansive rooftop patio, these modest homes bring out the best for entertaining. A kitchen, living room (with or without fireplaces), and guest bath are all on the first floor with the bedrooms, laundry, primary suite and rooftop access on level two.  

The Paisley’s feature three stories of space, a two-car garage and a pale exterior color palette. While these homes are sold out, watch for the release of the newly revamped Preston’s, another two-story floorplan that will officially release later this year.  

All of these homes are built on slab-on-grade.  

All About Levels 

The Maison and Marlow floorplans are for people looking to make a statement with their home without skimping on extra space. While these layouts are just shy of the 2,000 square foot mark, they both have distinct differences that set them apart from the rest of the homes in the community.  

The Marlow plan is sandwiched in between the Maison plans on the exterior of the same building. These homes have two floors of space with a primary bedroom walk out to a private patio overlooking downtown Des Moines. These homes also feature a fully customizable basement space with additional storage.  

The Maison plans, while sold out currently, are another popular option thanks to their loft-level overlook and sky-high ceilings in the living room. With all bedrooms and living spaces located on the first floor, these homes also feature a basement as well as a second-level wet bar and large rooftop patio.  

These homes are located along our paseo pathway which is home to the Gray’s Summer Concert Series and it will connect from SW 11th to SW 16th when the community is complete.  

High End Living 

The remaining floorplans – Asana, Chava, Cordova and Grayson – leave little to the imagination with a long list of upscale finishes from top to bottom of the three-story townhomes. With large kitchen islands and living spaces on the first floor, all of the homes lend themselves to entertaining friends and family for special occasions and holidays. Each plan ranges from 2,088 to 2,353 square feet.  

The second floor has three bedrooms, two more bathrooms – including the primary suite – as well as a large laundry space. Finally, on all of the third floors of these homes, homeowners will find expansive rooftop patios and refined pergolas. These homes are located just steps from the Gray’s Bike Trail that connects downtown and Gray’s Lake.  

What’s Next?  

The Gray’s Station designers and architects are already planning for the next phase of the neighborhood that includes new home designs, finishes, and concepts. The Preston plan, which will be a smaller square footage on slab-on-grade next to the Emden homes, will release later this year – so keep watch! In addition, more original floor plans will also be added as the first phase rounds out the building.

Here are just a couple of our favorite events to catch in and near Des Moines this summer.

Downtown Des Moines Farmer’s Market

The Downtown Des Moines Farmer’s Market is ranked the “#2 Best Farmers’ Market in America” (thanks Daily Meal). The market is in the Historic Court District in Downtown every Saturday from 7-12 until October! And yes, there are all kinds of fresh produce, meat, nuts, but that’s not all! There is freshly made, ready-to-eat food sold by local vendors, street musicians and entertainers, as well as local shops that sell all kinds of merchandise and handmade items. The farmer’s market is perfectly placed to get your shopping, eating, and steps in on a beautiful Saturday morning.

Need transportation to the market? Hop on the DART bus and come on down to the farmer’s market next Saturday, or for the residents of the LINC and Cityville communities, take the short walk over to Court Ave. and enjoy the food and fun.

Other nearby farmer’s markets include: Beaverdale (Tuesdays from 4-7pm), Ankeny (Saturdays from 9am-noon), and Valley Junction (Thursdays from 4-8pm)

80/35 Music Festival

Looking for a way to enjoy both international and local artists in Downtown Des Moines? The 80/35 music festival is back again this year in Downtown Des Moines at Western Gateway Park. The event is Friday and Saturday July 8-9, headliners this year are Father John Misty on Friday and Charli XCX on Saturday. In addition to the Hy-Vee Main Stage – featuring the headliners and other prominent artists – there are other stages with free admission featuring emerging and local artists. Iowa State Fair

It’s one of the most essential activities in Iowa in late summer. The Iowa State Fair is the perfect place to celebrate agriculture, various industries and enjoy all the events and bizarre food combinations. With so many concerts to choose from, tickets are available to see Carrie Underwood, Keith Urban, Kane Brown, and more performing live over the 11-day extravaganza.  (We recommend a throwback with Alanis Morissette!)

Get the kids out of the house and bring them to the fair for the 2022 coloring contest (with divisions for ages 3-10), veterinarian camp for 4th-7th graders and advanced vet camp is back for 8th-12th graders. There are many more activities for kids available throughout: check out all the activities for kids HERE.

The State Fair naturally features all your favorite snacks and comfort foods and some you may have never heard of before. This year there will be a total of 69 foods on a stick, and local vendors added over 60 new foods for this year’s festivity. (Peanut butter and fluff dough anyone?)

Hinterland Music Festival

There are even more music options available for music lovers in the area. Hinterland 2022 is August 4-7th in Saint Charles, just 10 miles south of the metro. This four-day event has camping and glamping opportunities, and lots and lots of music (did we mention there’s lots of music?). Learn about artists who could be your new favorites or check out artists you already love. Starting in 2015 and growing in length and offerings, this year’s event is sure to be spectacular.

Iowa Cubs Game

Take the family, friends, or coworkers out to the ballgame at Principal Park right in downtown Des Moines! See our very own Iowa Cubs play all summer through September. With games six days a week and fireworks for each Friday home game there are plenty of opportunities to get to a game. Single game tickets are available, as well as skybox suites and group packages.

Mad Meatball Open at LINC

LINC at Gray’s Station welcomed a Des Moines staple to the community earlier this year: Mad Meatball. The popular pizzeria and pub was located downtown on SE 5th until 2019, and we are excited that it has found its new home in Indigo Living’s LINC at Gray’s Station.

“While leaving the building we’ve called home for so many years wasn’t an easy decision, we know that this prime location at LINC will give us a great connection to downtown residents and visitors as well as more space to grow,” said Andy Hartman, co-owner of Mad Meatball. “Our improvements took longer than anticipated, but we’re extremely excited to reopen and welcome back our many died-hard Mad fans.”

Mad Meatball is known for its eclectic and retro feel, great pizza (and meatballs) and family-friendly, sports-themed environment, The location definitely has style, with a vintage and trendy atmosphere. – making it the perfect addition to LINC and the rest of the Gray’s Station community. It is joining Craft Bru and Iowa Spine + Performance at the location. Mad Meatball has customized their space into booths, a three-sided bar, and an outdoor patio that overlooks the downtown skyline, one of the many perks of being in its downtown location.

With weekly events and specials, Mad Meatball provides the perfect excuse to get out and give it a try. It has a happy hour every day from 2-6pm every single day with $5 appetizers, as well as trivia night on Wednesday nights at 7:30pm ($50 to the winning team) accompanied with all you can eat wings starting at 5. Mad Meatball has 17 different wing options, including dry rubbed and sauced wings.

Wondering more about the menu? Mad Meatball has everything Italian (more than just pizza); meatballs, sandwiches, and pasta are all staples of the menu. Not to mention breakfast offered every Saturday and Sunday.

The perfect place to watch sports, Mad Meatball hosts watch parties for a variety of sports, from the collegiate level to professional. Apartment Home Options at LINC

The growing Gray’s Station neighborhood is the home to many amazing new things, one of which is LINC at Gray’s Station, a beautiful apartment community with surprising options and amenities. Read on to learn more about the rental options (from studio apartment homes to townhomes) and some of the amenities and perks.

Studio Apartment Homes

These apartment homes combine all the areas of your home (except for the restroom, of course) into one room: the living room, bedroom, and kitchen. Making the perfect living space for minimalists and are generally more affordable than their one-plus bedroom counterparts. At LINC, these may be first-floor walkups, with private entrances from outside the building, or they may have interior entrances, being located on the second floor or higher.

1-4 Bedroom Apartment Homes

LINC also has typical apartment homes, with separate living, sleeping, and cooking/dining spaces. The one- and two-bedroom apartment homes are located all on one floor, with spacious, open-concept living/dining, and each bedroom in the one- and two-bedroom units has its very own full bathroom.

The larger three- and four-bedroom plans are generally located between two floors, with a private staircase in the home to go between floors. They also have an open living/dining area. The three-bedroom apartments homes have 2-3.5 bathrooms, and the 4-bedroom plans have 3-4.5. No matter how you look at it, the larger apartment homes have lots and lots of space, making them great for families or friends, with plenty of room to host.

Townhomes

The LINC townhomes sit separate from the apartment buildings, located just to the south. These townhomes feature three floors, with the bottom floor being reserved for a two-car garage and, in some floorplans, an extra living space. The second floor includes the primary living space, kitchen and dining, and a bedroom, and the third floor is bedrooms. The LINC townhomes have 3-4 bedrooms each, and 3-4 bathrooms as well. The townhomes are among the largest rental offerings, and who wouldn’t love to have a two-car garage of your own in downtown Des Moines?

What would a community be without places to hangout and things to do?! Here are just a few of the amazing amenities in the LINC community.

Fitness Center

The 24-hour fitness center at LINC is open for all residents, all the time. With a squat rack, free weights, battle ropes, treadmills, ellipticals, and more, the fitness center is the perfect place to accomplish any workout goal.

Community Room

On the top floor of LINC sits a gorgeous community clubroom. This reservable space has an amazing view of Des Moines on its balcony (yes, there’s a balcony with tables and chairs), not to mention the prep space and fridge.

Swimming Pool, Pool House & Dog Park

The pool is the perfect place to cool off in the summer, with a huge pool deck and a pool house with a full kitchen and ping pong table. Just off the pool house is the dog park, because man’s best friend deserves a space to hang out with their four-legged pals as well.

Springing Forward: What’s Ahead in 2022 In & Around Gray’s?

Gray’s Station is located right in downtown Des Moines, so it should come as no surprise that things are happening all the time in this community. From the addition and introduction of floor plans to the construction of a huge new soccer stadium, to a music festival headlining Charli XCX, 2022 is set to be a big year for the neighborhood as we enter the spring. Here are just a couple of things coming to Gray’s Station this year and down the line.

New Floorplans Available

Maison

This two-story townhome has 2 bedrooms, 2 baths, two-car attached garage and 1,871 square feet of living space. The modest yet modern end-unit townhome has an open-concept living, dining and kitchen layout with the primary bed/bath and a second bedroom and main bath all located on the first floor. With a second level dedicated to a wet bar and rooftop patio with the option of full-deck upgrade and an optional lower-level feature with an expansive living room, as well as an additional bed and bath, this floorplan has excitement on every level.

Marlow

The Marlow is a two-story townhome with 3 bedrooms, 2.5 baths, two-car attached garage and 2,277 square feet of space as an interior unit. The first level has an expansive kitchen-dining combo space opening into the living room and main bath. The second level features three beds, including primary bed/bath, laundry, and multiple walk-in closets. Like the Maison, this spacious plan comes with an optional lower-level finish with an additional living room and bath.

Emden

The Emden plan is a two-story townhome plan featuring modified rooftop patio options, three bedrooms, 2.5 baths and 1,528-1,568 square feet of space. The first level features a two-car attached garage, walk-in kitchen, dining, living and half bath. Three bedrooms, including a primary and ensuite bathroom, and laundry are on the second level. The Emden also features a rooftop patio option, including patio, pergola, and optional deck additions with railings.

What’s Happening

80/35 Music Festival

The annual celebration of music is back in the summer of 2022 in Des Moines. 80/35 2022 takes place July 8-9 in the beautiful Western Gateway Park. Headliners this year are Charli XCX and Father John Misty. This marks the 13th anniversary of the music festival and is sure to be a blast, especially with the 2020 and 2021 festivals being canceled due to COVID-19.

IRONMAN Des Moines

Cheer on the elite athletes competing in the 2022 Certified IRONMAN North American Championship in Des Moines this summer. Race day starts with a 2.4-mile urban swim in Gray’s Lake. Athletes will push their limits on this 112-mile ride featuring rolling hills and city views. The final leg of this race features an action-packed city tour, spectator-lined trails and a downtown finish line. Take in the action on June 12.

Down the Line

ProUSL Soccer Stadium + Global Plaza

Professional soccer is coming to Iowa in a big way in 2024. With a USL team and a beautiful new stadium and global plaza, located right next to Gray’s Station. This development will of course include the stadium, as well as other projects including an entertainment venue and a stadium hotel. This is great news for Gray’s Station residents because the stadium is expected to increase the surrounding property value by as much as 10 times. It is also expected to add greatly to the Des Moines economy by bringing in an expected one million visitors by 2028, over 2,000 permanent jobs, as well as property taxes and revenue, construction jobs during development, and more. Slate at Gray’s Landing

In addition to the stadium, Sherman Associates is developing a 55+ residential product right in the heart of Gray’s Landing, Slate at Gray’s Landing. This adds 132 units to the area. The building will be four stories tall with underground parking. Amenities including a connected one-story clubhouse with an indoor pool, a fitness center, community room, spa, and family room will all be available to the resident of the upcoming community, expected to be finished in 2023.

Craft Bru is Open in LINC

It’s no secret that many of the Gray’s Station communities are home to small businesses, but our LINC community just saw the opening of a vibrant new taproom, Craft Bru. With 60 beers on tap, Craft Bru is sure to have something for everyone. All the featured beers, seltzers, and ciders are from nearby and eclectic owner Dennis Dix is passionate about this locally brewed craft beer, “In addition to the Iowa breweries, we’re excited to feature, we will also focus on bringing a lot of beer from outside the state. Guests can expect frequent ‘tap take-overs’ highlighting these breweries, along with constantly changing and seasonal beer menus.” When he says constantly changing, he means it! There are new options rotated in weekly, and of course they have specials to finish off the emptying kegs. As if all this isn’t already enough, they also have seasonal drinks (candy cane vodka anyone?) for every season. 

One of the most amazing things about this new taproom is the ordering system. Craft Bru uses a one-of-a-kind, contactless ordering with their app; Pour Choices. The app not only lets you order and pay without walking up to the bar, but it provides insight into each beer, making the ordering process much more approachable and helping you try new things. The more you use the app, the better it becomes, connecting the beers you like to build a unique flavor profile, connecting you to new beers you may like. 

Looking for an excuse to get out? Craft Bru has all kinds of events every week. That’s right, hosting game nights with specials and prizes (themed BINGO is one of our favorites) and Live Music every Friday and Saturday during the beginning of 2022 are just a couple things that are going on at Craft Bru. Come and checkout your favorite local artists or discover your new favorite beer and chocolate with their Chocolate and beer pairings. Try four different dark beers, each paired with its own chocolate, and walk home with a Craft Bru glass at the Chocolate & Beer events. For the warmer months of the year, Craft Bru encourages you to bring your dog to their patio with you for “yappy hour” with free dog beer – alcohol free of course. This patio is equipped for cool weather, being heated for comfortability on spring and fall nights. And you can’t have a taproom without giant pretzels! Craft Bru has one-pound soft pretzels, charcuterie, Detroit style pizza, and more in the realms of appetizers, entrees, and desserts. 

Being in the developing Gray’s Station neighborhood in downtown Des Moines has its perks. Craft Bru is within walking distance of trails, Gray’s Lake Park, and the upcoming Pro Iowa Soccer stadium. Needless to say, there is a lot going on at this taproom in Indigo’s LINC community. So, what are you waiting for? Whether it’s the beer, bingo, chocolate, or giant pretzels, Craft Bru is ready to satisfy. 

Winter Events in Des Moines

The recent snow is enough to remind us that Des Moines winter is in full swing. Maybe there isn’t an outdoor farmer’s market or a state fair coming up, but there is still so much to do in downtown Des Moines near the Gray’s Station neighborhood. Whether you are a music lover, a sports fan, or anything in between, here are just a couple events and happenings this winter.

Botanical Blues

The Botanical Garden may not be your first thought for a winter weekend, but the Des Moines Botanical Garden Conservatory hosts Botanical Blues every Sunday until March 27th. Listen to some of the best blues artists in the Midwest and enjoy beautiful landscapes inside of the cozy conservatory. With one hour shows at 1pm and 3pm every Sunday, Botanical Blues is the perfect quick trip from the Gray’s Station neighborhood.

Craft Bru Concert Series

Looking to enjoy music other music spots? You can enjoy local artists in Craft Bru every Friday and Saturday as part of the Craft Bru concert series. These artists will be singing from 7-10pm in this taproom with 60 rotating beers from all over the nation to choose from, not to mention fantastic giant pretzels. The best part for our Gray’s station residents, it’s located on the first floor of LINC at Gray’s Station, keeping you out of the cold as much as possible during the winter.

Des Moines Civic Center & More Music

If these aren’t enough music and entertainment to warm you up this winter, The Des Moines Civic Center and Hoyt Sherman have you covered. These locales are home of performances from both the Des Moines Symphony and the Des Moines Ballet this winter. There are also traveling musicals and shows every week this winter – just check out their full calendars. Make sure to get your tickets to Tootsie and Hadestown, the Tony-Award Winning Musical, before they sell out!

Looking for something more low-key and jazzier? Noce is literally a two-block walk from Gray’s Station and offers up poetry, jazz and cabaret-style nights all winter long.

Sledding

All of these are great ways to have fun and stay warm, but if you are willing to brave the cold to enjoy the city, sledding at Waterworks Park is calling your name. Grab a sled, a friend, (and kiddos if you have them) and head over to enjoy the park the only way you can in the winter: on a sled. With Des Moines being the capital of Iowa, the hill right in front of our beautiful capital building is another great sledding location, and it is lit at night for a beautiful experience! Sadly, Sleepy Hallow ski and tubing park is closed for yet another season, but they vow to be back for 2022’s next winter.

Iowa Wild and Wolves

Sports are a great escape, and Des Moines hometown hockey and basketball teams have games at Wells Fargo arena until April. Grab your tickets and get downtown to see the Iowa Wild play, with games all the time and so many home games left until the season ends in April. There are group rates, suites, birthday plans, and more options to enjoy watching the Wild or the Wolves play on the hardest surface in sports.

Teehee’s Comedy Club

For a good laugh, just a couple of blocks away from Gray’s Station, check out Teehee’s Comedy Club. With shows every weekend and a full bar, this is the perfect place to spend a wintry night. Teehee’s was founded by local comedians and has only been on the scene for a few years, but they know how to draw in great headliners from around the country. Besides, what warms you up on a cold night better than laughing?

Fun fact: I was born in Des Moines, and graduated from Carlisle, so this is very close to home for me, and I’m thrilled to be back, doing what I love. I truly enjoy being able to help the local community and athletes get better and stay better.

Access to Shopping and Nature

Depending where you want to spend your day, you can pick a couple of locations in downtown Des Moines and experience something new in each.

The East Village is home to many unique restaurants and boutiques, and is located right by the beautiful capital building. With notable shops like RayGun and restaurants including Des Moines classic Zombie Burger and Scenic Route Bakery to name just a couple, it’s easy to find a place to grab a gift and a bite. Local business owners like the ones at AllSpice Culinarium specialize in the best spices and olive oils; Eden brings the heat with beauty products and there are so many more local businesses to support.

Move further into the heart of downtown’s Court Avenue district and Western Gateway, you’ll discover more businesses and even more restaurants from high end Italian cuisine at Centro to timeless American food at the aptly named Americana.  This area is also home to some of the best hidden gems for nightcaps, antique finds and good eats that are just hitting the scene.

Downtown Des Moines is also home to plenty of park spaces, trails and paths. One of America’s largest urban parks, Water Works Park, is located on the southwest side of the area and connects the beautiful Gray’s Lake to so much beautiful, natural space. The Pappajohn Sculpture Park is a walkable park filled with one-of-a-kind sculptures, and is a popular place for photography right in downtown.

Events

Downtown Des Moines also has events fit for everyone. The brand new Lauridsen Skate Park is the largest open skate park in the nation and hosts events, including hosting the Dew Tour in May of 2021. More interested in produce and culture than skating and sports? The Downtown Des Moines Farmer’s Market is a sure hit during the warmer months (and a couple times during the winter). The Des Moines Farmer’s Market is ranked the second-best farmer’s market in America, and between the fresh local produce, the delicious ready to eat food, and the local artists, the Farmer’s Market is everything it promises to be.

The Wells Fargo Arena hosts a wide variety of events throughout the year. Hosting the minor league hockey team, the Iowa Wild, all winter is only the start. This arena is the largest in Central Iowa, with 16,980 seats, so it has room for you to enjoy whatever event interests you most. If outdoor events are more your style, 80/35 Music Festival, the Lauridsen Amphitheater  and the World Food Festival are just a few coming up in 2022.
